Today we would like to discuss a topic that affects many potential sellers at the moment. We recently received a call from a past client who explained that their current home no longer suited their lifestyle, but they were hesitant to move and thinking of doing it in a year or two because they were afraid they wouldn’t find a home that fit their needs.
We suggested a solution: the seller can put in a contingency of their own called the “seller to find a home of choice.” This means the seller lists their property and discloses to any potential buyer that the sale would be contingent on them finding a home of their choice. The buyer would then allow the seller to go shop for their new home once they go under contract on the existing home. The seller gets peace of mind, their home is under contract, and they can shop for a new one. Once they find their home of choice, everything moves forward like a typical sale.

One potential drawback could be that the seller doesn’t find their home of choice. In that case, the buyer can give the seller more time and extend the contract, but if they can’t find their preferred home, the buyer and seller part ways, and the contract becomes null and void, and the buyer gets their earnest money back in full. We’ve done a few of these types of transactions this year, and every seller has found their home of choice!
